Finding Distressed Houses
We specialize in identifying homeowners facing distressed situations. This may include long-term vacant properties that continue to generate taxes, maintenance costs, or code violations, as well as financial challenges such as foreclosure, liens, encumbrances, divorce, or inherited unwanted properties. We proactively reach out to homeowners to offer genuine help and practical solutions tailored to their needs.

Negotiating Contract
We negotiate a purchase contract directly with the seller, which typically includes an assignment clause allowing us to transfer our rights to another buyer. In most cases, the end buyer is an investor who plans to renovate the property for resale or rental and helping improve the home while benefiting the surrounding community.

Finding the Buyer
We then market the property to real estate investors, often through a buyer’s list or networking groups. The goal is to find a buyer who is interested in purchasing the property at a higher price than the contract price.

Assigning the Contract
Once we secure a qualified buyer, we assign the contract to them. The buyer pays the closing costs, and we earn a fee for facilitating the transaction, the difference between the seller’s agreed price and the amount paid by the end buyer. This allows the seller to save on closing costs and agent fees.

Closing the Deal
The buyer closes on the property, and we receive our fee. The seller gets their money with no extra closing or agent fees, and the buyer can fix up for resale or rent out the property.
