Finding Investment Opportunities
We are thrilled to cater to individual homeowners with property situated in a vibrant and growing neighborhood! We take pride in identifying distressed properties and reaching out to the owners to help them out.

Negotiating Contract
We negotiates a contract with the seller. This contract typically includes an assignment clause that allows us to transfer our rights to purchase the property to another buyer.

Finding the Buyer
We then market the property to real estate investors, often through a buyer’s list or networking groups. The goal is to find a buyer who is interested in purchasing the property at a higher price than the contract price.

Assigning the Contract
Once we find a buyer, we can transfer the contract to them. The closing cost will be the buyer responsibility. We receive a fee or markup for facilitating the deal, which is the difference between the price agreed upon with the seller and price paid by the final buyer.

Closing the Deal
The final buyer closes on the property, and the we collect our assignment fee. The seller gets their money with no additional costs for closing or real estate fees, and the final buyer gets the property to fix up or rent out.​​
